Most construction projects and property improvements require a permit before work begins. This includes, but is not limited to, new construction, appliance installations or replacements, roof replacements, basement finishes, driveway expansions, and many other home or commercial improvement projects.

The City's adopted building, plumbing, electrical, and mechanical codes identify the types of work that are exempt from permitting. Any work not specifically listed as exempt generally requires a permit before construction or installation begins. This includes moving, replacing, or installing plumbing drain lines and adding or modifying electrical circuits.

Obtaining a building permit is an important step in ensuring your project complies with applicable building codes and City regulations. Before beginning construction, property owners and contractors should submit a completed permit application along with any required plans and supporting documentation.

 

Permit applications are reviewed by City staff to verify compliance with adopted building codes, zoning requirements, and other applicable regulations. Once the review is complete and all requirements have been met, the permit will be issued, and work may begin.

Note: Property owners may obtain permits for construction only if all three of the following conditions are met: the owner is performing the work themselves, the owner resides on the property, and the owner holds title to the property. If any one of these conditions is not met, a licensed contractor must obtain the permit and perform the work.

Building Permit Inspections

Different project types require different inspections during construction.Inspections must be scheduled at least 48 hours in advance.

Reinspection fees apply when the same inspection is performed a third time.

Most inspections could last up to 30 minutes, but some more complicated projects may take longer.

Zoning Regulations

Chapter 50 of our Municipal Code cover our zoning regulations which apply even in cases where construction work doesn't require a permit. For instance, sheds less than 200 square feet and fences don't require permits, but the location, materials, heights, etc. are often regulated through our zoning codes.
