Vista Ventana by Toll Brothers
Location: 15700 Imperial Highway
Project Status: Under Construction
Entitlement Numbers: Vesting Tentative Tract Map No. 83540 and Certificate of Compatibility No. 64
This project includes the development of a 42-unit condominium community on a 2.95-acre site within the Imperial Highway Specific Plan area. The proposal features a mix of three- and four-bedroom units, including 7 live-work units, along with private streets, landscaping, and common open space amenities.
The project was reviewed for consistency with the City’s General Plan and development standards and was recommended for approval by the Planning Commission, with final approval by the City Council.

7 Leaves Café
Location: 14210 Imperial Highway
Status: Under Construction
This project involved a request to establish a new 7 Leaves Café with a drive-through at 14210 Imperial Highway within the Imperial Highway Specific Plan area. The proposal included modifications to the existing site layout to accommodate the drive-through, including the removal of three parking spaces to meet City standards.
Conditional Use Permit No. 344 has been approved by the Planning Commission. The project is currently under construction.



Chipotle & Yoshinoya
Location: 14861 Imperial Highway
Project Status: Under Construction
Entitlement Number: Conditional Use Permit No. 339
This project includes the demolition of an existing car wash and the construction of two new fast food restaurants, Yoshinoya and Chipotle, each with drive through service, on a 1.15 acre site within the Imperial Highway Specific Plan area. The development includes new buildings, landscaping, parking, and site improvements.
Conditional Use Permit No. 339 has been approved for the project, which was found to be consistent with the City’s General Plan and compatible with surrounding uses.

Egas
Location: 15754 Imperial Highway
Project Status: Under Construction
Entitlement Numbers: Conditional Use Permit No. 337 and Variance No. 171
This project includes the construction of a new detached drive through car wash structure at an existing commercial site within the Imperial Highway Specific Plan area. The request includes a variance to allow a reduced interior side setback along the west property line.
Conditional Use Permit No. 337 and Variance No. 171 have been approved to allow the project. The development was found to be consistent with the City’s General Plan and compatible with surrounding uses.

RDO Equipment Co.
Location: 14575 Firestone Boulevard
Project Status: Under Construction
Entitlement Number: Conditional Use Permit No. 341 and Variance No. 172
This project includes the establishment of a heavy equipment rental and sales facility with accessory office space, maintenance, and storage uses on a 1.17 acre site within the Freeway Commercial zoning district. Improvements include building façade upgrades, new landscaping, parking lot improvements, and site enhancements.
Conditional Use Permit No. 341 and Variance No. 172 have been approved to allow the use and a reduction in required on site parking. The project was found to be consistent with the City’s General Plan and compatible with surrounding uses.
